Rental Rules



Clients are approved individuals that rent our facility for their private photoshoots. Four  levels of membership available

Silver Client

Gold Client

Platinum Client



We strive to have a safe, fun, comfortable, productive and creative environment for all participants


With that understanding we have incorporated the following:

  1. No means NO!!! and stop means STOP!!!
  2. Neither models nor photographers are to be made to feel uncomfortable at any time. Please respect one another.
  3. Drama, abuse, or harassment of any sort will not be tolerated and will result in an immediate removal from this facility and  client status revoked with all client funds forfeited.
  4. Physical and sexual abuse or harassment will initiate law enforcement involvement. All client funds will be put into escrow pending court rulings.
  5. Complaints are taken very seriously. Matters of concern may be brought to the staff person's attention in private where appropriate actions will be taken.
  6. Security cameras are placed in the studio area and the storage area for the safety and security of all.
  7. Constructive criticism and suggestions are always welcomed.
  8. Pornography will not be shot at our studio.
  9. Intoxication, rowdy behavior, overly loud music, or any illegal behavior is not permitted. We have residential tenants living above the studio. Please be considerate.
  10. We are located in a very small, family friendly,  rural community. Please be mindful of that if you venture outside of the studio to take advantage of the many photographic opportunities.
  11. Reservations are non-refundable.
  12. Studio events happen rain or shine. We cannot offer refunds or credits towards other events.
  13. If the your event must be canceled by us due to unforeseen circumstances, we will make every attempt to reschedule to your satisfaction. If we cannot do that, we will offer a full refund.
  14. Contracted start and stop times include your setup, teardown and cleanup .... plan appropriately. Preferred clients are allowed 30 minutes prior to and 30 minutes following their event to aid in accommodating setup, teardown and cleanup.
  15. Studio waivers must be signed prior to the event to allow participation. Photographer/model releases are highly encouraged but are your responsibility.
  16. No-shows by photographers and/or models is not our responsibility. Refunds will not be issued.
  17. Smoke bombs are not allowed indoors. Fog machines or fog aerosol cans are acceptable alternatives.
  18. Chemicals that stain floors, walls, ceilings, furniture, etc. are not permitted.
  19. Smoking is not permitted inside the building
  20. Live flames must be approved on a case-by-case basis. Preferred clients get preferred consideration.
  21. Use of glitter (every studio's cancer) must be approved of on a case-by-case basis and only in approved areas. Preferred clients get preferred consideration. A refundable security deposit will be required and the refund will be issued upon satisfactory studio clean-up.
  22. Clients are responsible to place all furniture, equipment, props, wardrobe, etc. into their original locations and clean up any mess that they make. Any excessive cleanup required will be invoiced at $50 per hour.
  23. Any property and/or equipment damages will be invoiced at cost plus 25% for management of ordering new equipment and coordination of professional repairs. If there is extended downtime of the studio you will be invoiced at $500 per day. Invoices are to be paid Net 30.
  24. A member of our staff will be present to answer questions and offer studio-related assistance, but not to act as your slave. Other duties are being performed. We can provide photography-related assistance for an additional fee.
  25. Access to the storage/prop/wardrobe room is not available to standard members. Preferred members are allowed access and use of props and wardrobe.
